Will I need my landlord’s permission?
The vast majority of office spaces are rented out and, in most cases, this means you will need to consult your landlord before making any significant changes to the property. Most lease terms will include wording to this effect, but if you’re not totally sure on where you stand, we would suggest seeking professional advice.
Typically, non-structural interior alterations (the kind that would typically be made in an office fit out) can be carried out once the landlord has issued their consent in writing. You shouldn’t need to take any additional steps before going ahead with your plans.

What about planning permission?
Generally speaking, planning permission won’t be required for an office fit out. There are a few exceptions, though. If you’re anticipating having to make structural changes to the building (or any other significant changes), you will most likely need to get building regulations approval first.
Plus, if the building you occupy has any additional restrictions (for example, if it’s a listed building), you will have to take additional steps before starting work. In the case of listed buildings, approval will be needed from the local council and Historic England if any major changes are to be made.
